Showing Your Home
By Appointment Only
Any agent wishing to show your home must
first call our office and provide us with their
office information and ID. After verifying this
information, you will be notified of the requested
appointment by our office. In most instances, if you
are not home when we phone, the Realtor will be
given the lock box combination and any alarm
instructions. All agents are advised to knock first
and leave their business card. Records are kept for
every appointment and showing at our office.
Unscheduled Showing
If someone should knock on your door
wanting to tour your home without having first
called our office, please ask them to call our
office for an appointment. Do not, under any
circumstances, let anyone who is not a Realtor into
your home without an appointment. People may come to
your door and say their Realtor was too busy and
they would like to see your home. Just give them my
card and a brochure and have them call me direct.
Advise children and others who may be in your home
during showings what to expect and where they can
reach me or to call my office should they need to do
so. We are very concerned about your safety and the
security of your home.
Showings When You
Are Home
If possible, leave during any showings.
Both the showing agent and Buyer need time to
discover your home and will feel more comfortable
discussing the attributes of the house without the
owner present.
If you are home during a showing, let the showing
agent do their job. The agent knows the Buyer's
requirements and can best emphasize the features of
your home. Don't discuss anything concerning the
sale with the agent or Buyer. Let the showing agent
communicate any discussion of price, terms,
possession and other factors with me.
Presentation of
Offer
Your Castle Real Estate and I
represent your interest in all negotiations. To
properly protect your interest, I will promptly
present all written offers for your consideration
and discussion. When necessary, I will prepare and
present a counter offer detailing specific terms
which are acceptable to you. When the information is
furnished, I will disclose to you the Buyer's
qualifications for the loan outlined in the purchase
contract.
Should you plan to be out of town or away for more
than 24 hours, please let me know how to reach you
in the event a contract is delivered (telephone and
fax numbers).
Between Contract
and Closing
Whenever possible, I will keep you
advised as to the progress of the transaction. I
will work to insure that all contract dates and
provisions are met. At the time of the appraisal, I
will prepare an appraisal package containing a copy
of the contract, most recent comparables and other
applicable information. I will review the settlement
statement and other necessary documents with you
prior to closing as provided by the title company. A
copy of the completed transaction will be kept on
file at our office pertinent to the sale of your
property for reference in later years.
