The following criteria are a basis for maintaining
your confidence during the selling transaction of
your home.
Prior to Listing
Prepare a Comparative Market Analysis.
Determine the best possible list price.
Research special features of your home and verify
your property's dimensions.
Review estimated closing expenses and projected seller
proceeds.
Prepare and review with you the listing agreement.
Review the process of showing your home.
Prepare property brochure for your approval.
Address items that will enhance the marketability of
your home.
During Listing
Enter the property in the Multi-List System.
Provide professional signage and brochure on
property.
Initiate an advertising plan (As Deemed Necessary).
Hold "Open House" and/or "Broker Open" with your
consent (As Deemed Necessary).
Flyer/brochure distribution (As Deemed Necessary).
Advise you of prospective buyers' responses from
showing feedback.
Periodically inform you of any changes in current
market conditions.
Financing options/general information.
Under Contract
Present, review and negotiate contract details.
Screen potential Buyers especially related to
financing qualifications.
Order title commitment and pay-off information.
Review title work/covenants/by-laws and coordinate
any solutions to problems.
Communicate with lender in relationship to the
status of the loan.
Represent and assist in negotiating any requests
made as a result of inspection of property.
Prepare appraisal package.
Review closing figures and related documents prior
to closing.
At Closing
Set, confirm and coordinate closing time and related
details.
Present at closing to assist in the finalization of
transaction.
In consideration for the above referenced
services/responsibilities performed by Your Castle
Real Estate, the Seller agrees to pay the Broker
a sales commission (included in the list price) as
stated in the Listing Agreement, at the time of
closing. When and only when, you have received the
proceeds from the sale of your home do I receive
payment from the Broker for my services.
