When we list your home, we will go through the house together. With a little effort on your part, selling your home can be accomplished more quickly and at a better price if we successfully "set the stage". Following are several tested tips to help us show your home to its best advantage. Keep in mind not all of these may be applicable to your home.
FIRST IMPRESSIONS ARE LASTING IMPRESSIONS: An inviting exterior ("street appeal") insures inspection of the interior. Keep your lawn trimmed and edged (flower beds cultivated, bushes/trees pruned); the yard free and clear of refuse. Check gutters for debris and leaks. Check roof for necessary repairs.
WHEN YOU RING THE DOORBELL: Fix, paint, or wash railings, steps, front door and screens. Make sure the locks and hinges work well.
WINDOWS AND WALLS: Review your home room by room...make sure all windows are clean; do the walls need to be painted or can they be cleaned? Clean carpets, flooring and drapes/shades are just as important.
DAY WITH THE CARPENTER: Loose door knobs, sticking drawers, warped cabinet doors, dripping faucets, etc., are noticed and remembered by potential Buyers. Have them fixed before putting your home on the market...it will pay off in the end. Have your furnace/air conditioning unit certified.
FROM TOP TO BOTTOM: Store unneeded items and rearrange (or remove) some furniture to "enlarge" the room sizes. Keep hallways and stairs free of clutter. The attic and basement are important features...remove unnecessary items which have accumulated. Display the full value of your storage and utility spaces. Clean exterior of furnace and air conditioning units, change filters.
LIGHTS: Repair all burned out bulbs and faulty switches
KEEP KITCHEN NEAT AND CLEAN: Keep counter space clear. Clear the refrigerator front of unnecessary messages, pictures, etc.
BEDROOMS ARE OUTSTANDING FEATURES: Arrange them neatly. Store expensive jewelry.
CLOSET ILLUSIONS: Clothes properly hung, shoes, hats and other articles neatly placed will make your closets appear their largest.
BATHROOMS SHOULD SPARKLE: Keep counters, tub/shower clean. If possible, keep brushes, bottles, cosmetics, etc., put away.
GARAGE: Straighten up...make sure the car has a parking space.
NOTE: Before leaving each day...take a second look! Wash dishes, put away clothes, straighten up newspaper, etc. Turn on appropriate lights and/or music and open curtains to give your home the best showing. Look at your house "through the Buyer's eyes" as though you have never seen it before. Any time or money spent on these items will pay in return, and hopefully initiate a faster sale.
